The work
A tune up is not a repair for a specific problem, it is us going over the whole roof while we are up there anyway. That means every pipe boot, vent, and piece of flashing around a chimney or sidewall gets checked, renailed if it has lifted, and resealed with roofing tar where the seal has dried out or cracked.
These small spots are where most roofs start failing, long before a shingle field wears out. A pipe boot can dry out and split within a few years of installation, well before the shingles around it show any wear, and once it splits, water gets in with every rain.
We also use the time on the roof to check for storm damage, since Greensboro gets its share of hail and high wind gusts from spring and summer thunderstorms. Lifted shingles, bruised or dented shingle mats, and displaced flashing are easy to miss from the ground but obvious once we are walking the surface, and catching that early is the whole point of a tune up.
