The work

A replacement starts with a real look at the roof, not a quick guess from the driveway. That means getting on the roof, checking the decking for soft spots and sag, checking flashing at chimneys and walls, and looking at how the attic is venting. If the roof needs a full tear off, that is what we tell you, and if it does not, we say that too.

Once it is time for a full tear off, everything comes off down to the decking, and any plywood that has gone soft or delaminated gets replaced rather than covered over. Underlayment goes down next, with ice and water shield at the valleys, eaves, and anywhere water tends to pool. New flashing goes in at chimneys, walls, and skylights instead of reusing old pieces that have already pulled loose.

How it runs

Step by step, no surprises.

  2. Tear off All existing roofing material comes off down to bare decking.
  3. Decking repair Any soft, rotted, or delaminated plywood is cut out and replaced.
  4. Underlayment and flashing New underlayment, ice and water shield, and flashing go in at every vulnerable point.
  5. Shingle installation New shingles go on according to the manufacturer's nailing pattern, not shortcuts.
  6. Final walk through We walk the property with you, check the cleanup, and go over what was done.
